New Dwelling in Conservation Area

Planning and Conservation Area Consent was obtained for the demolition of the existing single storey 1960′s dwelling and its replacement with a new high quality two-storey dwelling. Whilst being contemporary in parts, the new dwelling took references from buildings in the vicinity.
The property is situated in a very sensitive location within the Cathedral and City Centre Conservation Area and the bounds onto Close Wall, a listed structure and a Scheduled Ancient Monument.
Due to the sites sensitive location the proposal had to be specifically justified, which included a pre application archaeological assessment, which itself needed separate Ancient Monument Consent. Full details and samples of materials to be used were even submitted as part of the application.
