The Practice has successfully gained planning permission for a convenience retail unit to include approximately 279 sqm of sales area, a Funeral Care Facility, two residential units with associated access and parking at Marsh Lane in Erdington, Birmingham.
Central England Co-operative Limited currently operate out of smaller premises at Marsh Hill, Erdington, located a short distance away. Due to the success of the store, the client was seeking to expand the business in order to operate from larger premises with dedicated parking facilities, as well as relocating their Funeral Care facility to more modern facilities. The proposed relocation to the Marsh Lane site offers itself as the most appropriate site in the area to accommodate the proposed mix of retail, commercial and residential uses, and therefore ensures that these uses are kept within the local area and continue to serve the local community, whilst offering an improved customer experience.
The Practice led and co-ordinated a team of consultants addressing issues relating to transport, noise and ecology. A lengthy and comprehensive pre-application dialogue was undertaken ensuring that the proposals and finalised design fitted well within the existing streetscene and addressed all existing conditions relating to the site. A robust planning application was submitted in August 2014, and planning permission was successfully granted under delegated powers in October 2014.
